Background loading would help with the loading lag. Small Heightmaps are used just to demo the logic. When player moves to a terrain rectangle all neighbours are loaded. Any heightmap that is not the current or a neighbour is destroyed. Terrain and map streaming might have to be done in some other way like in WoW
